
Selwyn District retained the title of New Zealand's fastest-growing territorial authority in 2025, a position it has held in 2020, 2021, 2022, and 2024. The district grew at 2.4% in the year to June 2025 - the highest rate of any territorial authority in the country.
Between the 2018 and 2023 Census, Selwyn's population grew by 29%, from around 60,500 to 78,144. Over the decade from 2013 to 2023, that growth was 75.2%. Rolleston grew by 18,800 people between 2013 and 2023 - more than half of the entire district's growth. In the 12 months to June 2024, Rolleston grew by 9.6%, Lincoln by 8.1%, and West Melton by 4.9%.
Affordability is the primary driver. Selwyn has historically offered more house for less money than comparable Christchurch suburbs, with new builds in Rolleston and Lincoln accessible to first home buyers at price points difficult to find in the established city.
Post-earthquake migration also plays a role. The 2010-2011 Canterbury earthquakes prompted significant movement of Christchurch residents to Selwyn, with many citing lower liquefaction risk. Selwyn sits on more stable geological ground than much of Christchurch's east and river-adjacent areas.
School quality is increasingly significant. Rolleston College has grown into one of the largest secondary schools in New Zealand, already at its capacity roll of 1,800 students with a second campus underway. School zones now meaningfully influence which streets command premiums within Rolleston and Lincoln. IZONE Business Park in Rolleston is one of New Zealand's largest business parks, supporting strong local employment.
Infrastructure has struggled to keep pace. Schools are at or beyond capacity. Healthcare access is genuinely difficult. Roads through Rolleston now experience peak-hour congestion that did not exist a decade ago. Selwyn District Council's 2024 Long Term Plan included no new residential land zoning, reflecting concerns about sustainable growth management.
Selwyn's median sale price is the highest in the Canterbury region at $783,000, with the quickest days on market at 42 days, reflecting the consistent underlying demand.
