Christchurch Property Market Update 2026

Canterbury is outperforming the rest of New Zealand in 2026. Here is the latest REINZ data, what is driving the numbers, and what it means for buyers, sellers, and those holding property right now.

Canterbury entered 2026 in strong shape and has held that momentum. The REINZ median sale price for Christchurch City hit a record $735,000 in February 2026, up 3.5% year-on-year. The QV average across Christchurch sat at $795,556 in February 2026, up 3.89% over 12 months.

Canterbury's House Price Index was up 2.8% year-on-year - one of the top three performing regions in New Zealand alongside Southland (11.9%) and Otago (4.7%). The national REINZ HPI sat at -1.2% over the same period, with Auckland and Wellington still in negative territory.

Sub-Region Breakdown

Selwyn commanded the highest Canterbury median at $783,000 with the quickest days on market in the region at 42 days. Waimakariri sat at $770,000, up 1.44% year-on-year. Canterbury set new territorial authority price records in Ashburton, Waimakariri, and Waimate in January 2026.

What Is Selling Well

Townhouses are the standout performer in 2026, projected to grow 6-7% through the year, driven by first home buyers and downsizers. Standalone homes in good school zones remain in solid demand. Apartments are tracking considerably slower at 2-3% growth.

Correctly priced homes in established family suburbs are generating strong interest and sometimes attracting multiple offers within the first two weeks. Overpriced properties or those needing significant work are taking considerably longer - in some cases 6-8 weeks or more before vendors adjust their expectations.

What Is Driving Canterbury's Outperformance

Three factors are clearly at work. First, interest rates. The Reserve Bank cut the OCR nine times between August 2024 and November 2025, bringing it from 5.5% down to 2.25%. This meaningfully improved borrowing capacity and buyer confidence, with 1-year special rates available around 4.59% in early 2026.

Second, population growth. Canterbury was New Zealand's fastest-growing region in the year to June 2025, growing by 1.1% or 7,600 people. Christchurch had the highest net internal migration gain of all New Zealand cities in 2025 at approximately +1,700 people.

Third, relative affordability. Christchurch's average property value is substantially below Auckland and Wellington, keeping more buyers active in the market.

Days on Market

February 2026 saw 46 average days to sell across Christchurch. Well-priced properties in proven suburbs are selling in two to three weeks. Canterbury recorded 742 sales in December 2025, dipped to 389 in January due to the holiday period, then recovered to 696 in February.

The Outlook

Most forecasters expect Christchurch to deliver 4-6% price growth through 2026. The RBNZ has noted that house price growth is expected to gradually increase over 2026 before settling near household income growth rates over the medium term.
