
Price by negotiation, sometimes called private treaty or asking price, is the simplest sale method: you list your property at a price (or price range) and buyers make offers, which you can accept, reject, or counter-negotiate. It is widely used in Canterbury but is not always the most effective method for maximising price.
Your property is listed at a specific price or a price guide (for example, offers over $750,000 or enquiries in the $750,000-$800,000 range). Buyers enquire, view the property, and make offers when they are ready. Each offer is negotiated one-to-one between your agent and the buyer's representative. There is no defined campaign end date and no auction event - the property remains on the market until an acceptable offer is received and accepted. The process is lower pressure for both buyers and vendors than auction or deadline sale.
Price by negotiation is most effective when: the property is unusual or high-value and the buyer pool is small and specific (a premium Port Hills home with a narrow pool of qualified buyers may be better sold privately than auctioned in front of a thin crowd); the vendor is in no rush and can allow extended time for the right buyer to find the property; the market is slow and buyer competition is limited, making auction or deadline sale unlikely to produce multiple bidders anyway; or the vendor has received specific buyer interest before formally listing and expects a private deal.
Without a defined deadline, buyers have no urgency to act. A buyer who is 80% decided may take another three weeks to fully commit if there is no deadline creating pressure. During that time, competing buyers may not feel any urgency to engage, and the first interested party may not feel threatened by competition that is not visible to them. In the Canterbury 2026 market, where buyer confidence has improved and competition is returning in many suburbs, forgoing the urgency created by auction or deadline sale can mean leaving the value-maximising mechanism on the table.
Many Canterbury agents run a price by negotiation campaign that transitions to a deadline date if enquiry is strong but no offer has been received. This hybrid approach captures the flexibility of private negotiation while creating urgency if the campaign gains momentum.
