In Christchurch and Selwyn, local suburb knowledge genuinely matters. The market dynamics in Halswell are different to Papanui, which are different again to Lincoln or Rolleston. An agent who works your specific area regularly will have buyer relationships, local comparable data, and insight into what drives value in that pocket that a generalist won't.
Ask them: what's the most common buyer profile for a property like mine in this suburb? If they can answer that confidently and specifically, they know your market.
