Townhouses are one of Christchurch's fastest-growing property segments in 2026, driven by first home buyers, downsizers, and investors. Canterbury townhouse prices are projected to grow 6-7% through 2026 - faster than standalone homes at 4-5% and well ahead of apartments at 2-3%. Here is what Canterbury townhouse buyers need to know.

Freehold Townhouses vs Unit Title Townhouses

Not all townhouses have the same title type, and the distinction matters significantly. Freehold townhouses own their own section of land outright, with no body corporate. Unit title townhouses share the land with other units under a body corporate structure. Freehold is simpler - you own your property entirely with no shared governance. Unit title means shared costs, shared decisions, and a body corporate that may or may not be well-run. Always check the title type before making an offer on a Canterbury townhouse.

Unit Title Due Diligence

For unit title townhouses, the pre-contract disclosure statement is compulsory before you sign an agreement. Review it carefully for: the annual body corporate levies; the maintenance fund balance and whether it is adequate for upcoming work; recent body corporate meeting minutes for any unresolved disputes or significant capital expenditure; and the insurance arrangements for the complex. Canterbury unit title complexes with good financial governance, adequate reserves, and a current long-term maintenance plan are significantly less risky than those without.

Canterbury Earthquake Considerations for Townhouses

Newer townhouses (built post-2015) generally have modern construction and clear earthquake compliance. Older townhouses may carry more complex earthquake history. For any townhouse built before 2015, apply the same earthquake due diligence as for a standalone Canterbury house: LIM review including TC land category; building inspection from an inspector with earthquake repair experience; and EQC history check. Unit title complexes that went through earthquake damage and repair as a body corporate can have particularly complex histories - the body corporate meeting minutes from 2011-2016 are worth reviewing if available.

What Townhouses Do Not Offer

Townhouses generally offer less section and outdoor space than standalone homes. Many Canterbury townhouses are three storeys with vertical living. If outdoor space, a garden, or space for children and pets is important to your household, review the townhouse's outdoor area carefully before purchasing.
